According to data from real estate portal zenga.hu, homebuyers are most active not only in Budapest and Pest County but also in counties that have seen large-scale investments. Nationwide, one in four Budapest buyers searching for holiday homes now prefers towns along the Danube.
In the first four months of 2025, Budapest and Pest County remained the center of Hungary’s real estate market, followed by counties where major projects have recently begun or where the labor market is concentrated.
As a result of this heightened demand, by the end of April asking prices per square meter rose compared to the same period last year by:

Outside Pest County, there are eight other counties where Budapest buyers outnumber local searchers: Fejér, Nógrád, Somogy, Veszprém, Zala, Jász-Nagykun-Szolnok, and Heves.
Among Budapest-based searches, 41.6% look primarily within the city, 17.4% in the metropolitan area, followed by Borsod-Abaúj-Zemplén and Fejér. Two-thirds seek apartments within Budapest but prefer houses in the suburbs, then in Szabolcs and Heves counties.
Notably, 18.8% of Budapest buyers search for holiday homes at Lake Balaton, while one in four of those seeking vacation properties specifically favors towns along the Danube.
